New Construction Townhomes Near Lake Michigan

The Moore Breaks Ground in Long Beach, Indiana

Construction is officially underway at The Moore, a new townhome community located off US-12 and Moore Road in Long Beach, Indiana. Positioned between Michigan City, IN and New Buffalo, MI, and just minutes from Lake Michigan, this new development marks the beginning of a thoughtfully planned residential neighborhood along one of the most desirable stretches of the Lake Michigan shoreline.

With Phase 1 now in progress, site preparation is complete and infrastructure work has begun transforming the former Saint Andrews Church property into a modern townhome community.

A Prime Location Along US-12

The Moore sits just off US-12 in Long Beach, Indiana, offering direct access to Lake Michigan beaches, downtown Michigan City, and downtown New Buffalo. This corridor is well known to Chicago-area buyers seeking second homes near the lake, as it connects established communities such as Duneland Beach, Grand Beach, Michiana Shores, and Shoreland Hills.

For those traveling from Chicago, the drive is approximately one hour east, making these new construction townhomes an accessible weekend retreat or year-round residence near Lake Michigan. While surrounding neighborhoods are well established, opportunities for new construction in Long Beach remain limited. The Moore introduces a rare opportunity to purchase newly built townhomes in this sought-after area.

Beyond proximity to the shoreline, the location provides convenient access to restaurants, boutique shopping, golf courses, and seasonal events throughout both Michigan City and New Buffalo. The Indiana–Michigan state line is just minutes away, giving residents access to two vibrant lake communities within a short drive.

Environmental Assessment and Responsible Land Preparation

Prior to the start of construction, a full environmental assessment was completed for the property. While the site was heavily wooded, much of the existing tree growth consisted of aging or invasive species. Clearing was conducted in accordance with approved development plans and environmental guidelines.

Following construction, thousands of native plants and trees will be installed throughout the neighborhood. Landscaping will occur in phases, with the first phase scheduled to begin in October 2025. The long-term vision includes native tree-lined streets and professionally designed landscaping that supports ecological balance while enhancing the character of the Long Beach community.

The early stages of land preparation have included grading, soil stabilization, and utility coordination to ensure the site is ready for vertical construction. These foundational steps are critical in preparing the property for multi-unit townhome development and long-term structural performance.

Stormwater Management and Infrastructure Improvements

Bertsch-Frank & Associates completed a comprehensive stormwater management plan for the development. This engineered system is designed to responsibly manage runoff, protect surrounding properties, and ensure long-term site stability.

Drainage systems are currently being installed, and underground utility work is progressing as planned. As infrastructure advances, the layout of Phase 1 is becoming more defined, signaling the transition from site preparation to the next stage of construction.

These improvements not only support the townhomes themselves but also contribute to the long-term durability and resilience of the neighborhood as a whole.

Remediation of the Former Saint Andrews Church

The former Saint Andrews Church building, located on the property, is currently undergoing environmental remediation by Safe Environmental Corporation. Demolition of the structure is scheduled for Spring 2026, allowing the site to move fully into its residential redevelopment phase.

The transformation of this underutilized property into a new townhome community represents a significant step forward for this section of Long Beach. What once served as an institutional site is now being reimagined as a modern residential neighborhood aligned with the evolving character of the Lake Michigan corridor.

Phase 1 Townhomes Now Underway

Phase 1 of The Moore includes 16 townhomes scheduled for completion in 2026. This first release features a combination of Dunehaven and Retreat floorplans across several multi-unit buildings, offering a mix of layouts within a cohesive architectural style.

Purchasing during construction allows buyers the opportunity for greater customization while homes are being built. As infrastructure continues to develop this fall, the vision for The Moore is becoming increasingly tangible.

New construction townhomes near Lake Michigan remain limited, particularly in Long Beach and the surrounding Michigan City and New Buffalo markets. With site work complete and development actively underway, The Moore marks the beginning of a new residential community along US-12.

This article serves as the first in a series of construction updates documenting the continued progress of The Moore through 2025 and into its anticipated 2027 completion.
